Helical Pier Foundation Stabilization

Helical piers are engineered steel foundation supports designed to permanently stabilize and, in many cases, lift foundations that have settled due to poor soil conditions. In Michigan, foundation settlement is often caused by soils that expand and contract with changes in moisture levels. Extended dry periods, poor drainage, erosion, or inadequate soil compaction can all lead to movement beneath a home’s foundation.

As the supporting soil loses its ability to bear the weight of the structure, the foundation may begin to settle. Common warning signs include foundation cracks, bowing walls, uneven floors, sticking doors and windows, and gaps around interior finishes. Each pier consists of a heavy-duty steel shaft with helical plates that are mechanically advanced into the ground until engineered load capacities are achieved.

Once the piers are installed, specialized foundation brackets are secured to the footing, allowing technicians to hydraulically lift and stabilize the structure. In many cases, this process can recover a significant portion of the foundation’s original elevation, reducing structural stresses and helping close cracks and gaps that developed as the home settled.
