Livingston County MI – Foundation Replaced

This home was located in Gregory on Lakeview Drive and the homeowner had initially requested that we install helical piers on a foundation that was failing. After inspection of the property we realized that the foundation was severely compromised and was unable to be repaired. Instead, a new foundation would need to be created.

    Have you heard someone say “Oh, that’s just the house settling?” Of course you have! Many people don’t think twice about foundation settlement, but it can have devastating impacts on your Michigan home. When your foundation settles, it often-times settles in uneven ways.     The solution to this is installing Helical Piers. Helical piers are one of the most common solutions for foundation settlement issues in Michigan. These piers are large steel rods that act like a large screw to help provide your home’s foundation with the stability it needs. This typically solves the problem, but this home needed a different solution.

    Along with the compromised foundation, we had found that the soil in the area had a high water table. Due to this, we would not be able to dig a traditional foundation. Instead of digging a traditional 42 inch footing for the foundation, we were limited to nearly half the depth, only being able to dig a 22 inch footing. To give additional support to the new foundation we designed a concrete and steel layout of beams that was placed upon new helical piers placed in the footings. By doing this, a solution was created to not only combat foundation settling but also protect from future damage.

    In the end, as seen by the pictures below, we were able to construct a new solid foundation for the customer. From failing foundation to structurally sound, their home was now much safer, eliminating any worry. Along with this, the customer left a 5-star review detailing their experience with us and how they were impressed by our creative solutions.
