Water management, grading, gutters, downspouts, drainage, soil conditions and structural movement can all play a role. A thorough inspection may include looking at both the interior and exterior of the home, taking measurements, evaluating drainage and grading, and examining the surrounding conditions that could be contributing to the problem. That takes time. Depending on the home and the issues being investigated, a comprehensive inspection can take significantly longer than a quick walkthrough. The goal isn’t simply to find something that needs to be repaired. It’s to understand the bigger picture. ![leveling](https://foundationrest.com/wp-content/uploads/2026/09/floor_inspection_level.jpg) ### The Symptom Isn’t Always the Problem One of the most important things a foundation inspection can do is identify the difference between a symptom and its cause. For example, a homeowner may call because they’ve noticed a crack and assume they need crack injection. But an inspection could reveal that the crack is actually associated with movement or settlement affecting the structure. In that situation, addressing only the visible crack may not address the underlying issue. The same principle applies to water. A wet basement wall doesn’t necessarily tell you where the water is coming from or why it is getting there. Understanding the source and surrounding conditions is an important part of determining the appropriate solution. ### You Should Understand Your Options A professional inspection shouldn’t leave you with a diagnosis and a price tag without an explanation. You should understand: - What is happening to your home - What may be causing the problem - What needs to be addressed - What options are available - What the potential consequences are if the issue is left unresolved In some situations, there may be more than one way to approach a problem. Depending on the condition of the home, the appropriate solution may not always be the most extensive or expensive option. The purpose of an inspection is to give you enough information to make an informed decision about your home. ![thorough inspection](https://foundationrest.com/wp-content/uploads/2026/09/inspection_inhome.jpg) ### Look at the Whole Foundation, Not Just One Problem Waterproofing and structural issues can sometimes overlap. A company that focuses only on keeping water out may not identify a structural problem contributing to a crack. Likewise, a structural issue may have drainage or water-management factors that need to be considered. That’s why understanding the whole foundation matters. Homes are built differently, and they can vary significantly based on their age, construction methods, materials and surrounding conditions. There isn’t necessarily a single solution that works for every basement or foundation. For example, much of the soil is Southeast Michigan is clay, making it difficult for water to drain away from the home. Whereas in other areas of Michigan, you may find soil that is on the sandier side, making it a lot easier to naturally filter water away from the foundation walls. Experience matters because the right approach starts with understanding what you’re actually looking at. ### Local Knowledge Matters, Too Foundation work doesn’t happen in a vacuum. Permitting requirements and local regulations can vary between municipalities, and those requirements can affect how a project is planned. Understanding the local requirements before work begins can help homeowners avoid surprises later. A complete approach means considering those details up front rather than discovering them after a project is already underway. ### A Good Inspection Should Leave You More Informed Ultimately, the value of a foundation inspection isn’t just in identifying a repair. It’s in understanding your home. A knowledgeable inspector should be willing to explain what they found, answer your questions, discuss your options and help you understand what actually needs to be done. At Foundation Restoration, our goal is to give homeowners the information they need to make confident decisions about their foundation, waterproofing and crawl space. Clay is the most expansive soil there is. When clay becomes saturated it can exert excessive lateral pressure to basement walls, eventually compromising the structural integrity of a foundation. It is very important to make sure that water is diverted away from the foundation of your home. Ensuring that you have properly working downspouts and grading the soil away from your home will help keep this from happening, but it may not be enough. We came out to the property, and as you can see from the photos there was a noticeable deflection in the walls. With the clay content in the soil and the condition of the walls, it was only a matter of time before the wall collapsed. Foundations that are constructed in clay soil that are high in clay content have the most potential for foundation issues. Clay is the most expansive soil there is and when exposed to large amounts of water, the clay soil becomes saturated and will expand and begin to swell. This shifting will eventually affect your foundation and potentially cause structural problems. Often, when the original basement waterproofing system has failed, the soil will hold more water. Not only does this cause the soil to expand, but the weight of the water can be more pressure than a basement wall can take. The earth anchors provide a form of active resistance and with tightening has the ability to move the position of the deflected walls back in place. Depending on the level of severity, this process can have little to no disruption to your home or property and is a permanent solution. With the foundation walls exposed, we then began the process of sealing and waterproofing the entire foundation to reduce the possibility of additional problems elsewhere in the future. After this process was completed, the wall deflection was reverted and the rest of the foundation was stable and secure. This home will now be able to withstand the various weather and soil conditions that challenges Michigan homes for many years to come. For a homeowner in Tuscola County, persistent comfort issues and structural red flags had become a daily concern. They were dealing with freezing floors in the winter, mildew odors in the summer, and an unpredictable indoor climate year-round. They knew they needed a specialized team to diagnose the root cause. Eventually once the floors began to sag and feel un-level, they reached out to the experts at **Foundation Restoration**. One of our inspectors performed a *comprehensive evaluation of the crawlspace* and found a combination of structural stress and significant moisture issues. The absence of a proper barrier allowed standing water to pool on the ground, while uncontrolled outside air continuously leaked into the space. This damp, unconditioned air was actively destabilizing the indoor climate and causing the floor joists to shift. To save the home’s structural integrity and restore indoor comfort, our crew designed a multi-tiered remediation and stabilization strategy. We began by addressing the structural shifting at its core, installing our *Correct Force House Jacks* to carefully lift, level, and permanently stabilize the uneven floors above. Next, our team tackled the moisture crisis. We completely sealed off the earth and all outside air by installing a full *crawlspace encapsulation system*. To deal with the groundwater issue, we integrated a *high-capacity sump pump system*, ensuring that any future water accumulation is immediately and reliably pumped away from the foundation. By eliminating standing water and creating a completely controlled environment beneath the home, this family regained control over their home. They no longer have to worry about shifting foundations, drafty winters, or musty smells. Thanks to the specialized care of Foundation Restoration, they can finally enjoy total indoor comfort and the lasting peace of mind that comes with a permanently stabilized home. The real risk comes from standing water collecting against expansive soil near your home. As soil becomes saturated, it expands and exerts massive hydrostatic pressure against concrete walls, leading to micro-fissures, bowing, and active water seepage. Before the heavy fall rains begin, take 15 minutes to perform this 5-step drainage audit around your property. ![gutters](https://foundationrest.com/wp-content/uploads/2026/09/gutters.jpg) ### 1. Clean Gutters and Check Downspout Joints Overfilled gutters spill water directly over the side, concentrating hundreds of gallons of rain right against your foundation wall. Clear away leaves, pine needles, and debris. While testing them with a hose, make sure downspout elbows and seams are tight so water isn’t leaking down the corners of your home. ### 2. Check Your Downspout Extensions Discharging rainwater 1 to 2 feet from your house does very little good; that water quickly sinks into the soft backfill soil and finds its way into your crawl space or basement. Ensure your downspout extensions pipe water at least 3 to 6 feet away from the foundation, in a gently sloped part of your yard, a pop-up emitter, or a rain garden. ### 3. Inspect the Slope (Check for Negative Grading) Walk your foundation perimeter and check the soil level. The ground should gently slope down away from your home—ideally dropping about 6 inches within the first 10 feet. Over time, soil settles against foundation walls. If you spot low areas, add dense clay-based soil (not porous mulch) to restore a positive slope. ![window well](https://foundationrest.com/wp-content/uploads/2026/09/window_well.jpg) ### 4. Clear Window Wells and Drainage Covers If your basement features window wells, ensure they are free of fallen leaves and organic buildup. Clogged drains in window wells transform your basement windows into holding tanks for rainwater, eventually forcing water past window seals and into your living area. ### 5. Test Sump Pump Discharge Lines If your home has an existing interior drainage system or sump pump, run a quick bucket of water into the basin to test the float switch. Next, check the exterior discharge pipe outside to ensure it’s clear of leaves, nests, or crushed piping before peak rain season hits. ### Protecting Your Home Starts Before the Rain Falls Catching small drainage flaws early is the simplest way to prevent major structural stress down the road. An afternoon spent adjusting downspouts and clearing debris protects your foundation for the months ahead. *If you’ve completed your fall audit and noticed standing water near your walls, soggy soil that never dries, or damp basement corners, our team is here to help. For one Genesee County homeowner in Swartz Creek, facing multiple complex structural issues meant turning to a team she already knew she could rely on. Having worked with us previously, this homeowner knew firsthand the level of dedication, craftsmanship, and honesty our team brings to every single project. When new foundation challenges began to emerge, she didn’t hesitate to reach out to us again. The home was experiencing two critical issues that frequently go hand-in-hand: water intrusion in the basement and **bowing foundation walls**. Bowing walls occur when the expansive clay soils common in Michigan absorb heavy rainfall, creating intense hydrostatic pressure that pushes inward against the concrete. Over time, this pressure forces the walls to crack and tilt inward, while allowing groundwater to easily seep into the basement living space. To secure the home for decades to come, our crew implemented a highly precise, dual-action solution. First, we addressed the water issues by installing a comprehensive basement waterproofing system designed to channel moisture safely away from the interior. Next, we tackled the structural movement by installing engineered wall anchors. These heavy-duty steel anchors tie the bowing basement walls directly to stable soil deep outside the home’s perimeter. By tightening the anchor system, we instantly stabilized the walls, stopping the inward movement and opening the possibility of gradually pulling the foundation back to its original, level position. The successful completion of this project completely solidified the home’s structural integrity from the inside out. For this Swartz Creek homeowner, the project reinforced the immense confidence she has always instilled in our team. We are incredibly grateful for her continued advocacy and proud to count her among our ever-growing family of lifelong customers. For a homeowner in Belleville, Michigan, finding a reliable and experienced company to evaluate this hidden area was a top priority. Looking for an honest assessment and a permanent solution to persistent moisture issues, this Wayne County resident reached out to the experts at Foundation Restoration. Our professional inspector conducted a thorough evaluation of the crawlspace and uncovered a double threat: standing water on the ground and dangerously high humidity levels in the air. High humidity in a crawlspace is a silent hazard. It quickly travels upward into the living spaces above, causing musty odors, warping floorboards, and putting the home at risk for mold growth. The property required a comprehensive, multi-tiered approach to completely stabilize the environment. Our crew completely transformed the space by installing a full crawlspace encapsulation and insulation package. We lined the entire area with a heavy-duty, commercial-grade vapor barrier, completely sealing the home off from the damp earth below. To tackle the water and humidity at their roots, we integrated a state-of-the-art dehumidification system alongside our Superior Sump Pump with Battery Backup Package. This dual system ensures that any groundwater is immediately pumped away from the home, while the dehumidifier continuously pulls excess moisture out of the air to maintain safe, dry humidity levels. The addition of the battery backup system guarantees the homeowner total protection, keeping the sump pump running smoothly even during severe Michigan storms and power outages. By choosing a full-service, specialized team, this Belleville resident successfully eliminated the dampness beneath his feet. The homeowners can now rest assured that they will never have to worry about the condition, safety, or air quality of their crawlspace ever again. For this homeowner in Flushing, the joy of owning a historic Genesee County property was being threatened by an all-too-common problem: water entering the basement. Knowing that older foundations demand a delicate touch, she needed a specialized company that would treat her property with absolute respect and expertise, and we’re proud of the fact that she called on Foundation Restoration. The age of the home presented unique challenges. Many older foundations are often built with materials like fieldstone, brick, or early (weaker) concrete, so they require a much more careful approach than modern poured concrete walls. Applying aggressive methods can cause irreversible damage to aging structural materials. Our inspector evaluated the basement and foundation with this in mind, designing a tailored waterproofing and sump pump strategy that would protect the home’s integrity while completely eliminating the moisture problem. Our crew executed the plan with precision, installing a comprehensive interior waterproofing system specifically suited for the home’s historic architecture. This system carefully routes incoming water away from the foundation walls and channels it directly to a new, high-efficiency sump pump system. The sump pump acts as the heart of the defense mechanism, safely ejecting water away from the home’s perimeter before it can ever pool or cause damage. By choosing a team that understands the nuances of historical home preservation, this Flushing resident successfully secured her property against future water damage. The home is now completely dry, healthy, and structurally sound. We take immense pride in helping our Michigan neighbors safeguard their investments, ensuring this beautiful historic home is fully protected to last another hundred years. For a family in Ann Arbor, a severe foundation issue quickly escalated from a minor concern into an urgent emergency. When a home begins to shift drastically, there is no time to waste, which is why these Washtenaw County homeowners called the experts at Foundation Restoration. The situation required immediate remediation. One of our most expert inspectors arrived at the property and quickly identified a catastrophic failure: the home’s foundation was sinking directly underneath the front door area. The ground movement had already caused severe damage, pulling down and completely destroying the front porch. Left unchecked, the structural integrity of the entire house was at risk, threatening to cave in the basement walls and compromise the safety of the living space above. To halt the damage and protect the home from further ruin, our crew immediately got to work installing heavy-duty helical piers. **Helical piers** are rugged steel shafts with screw-like blades that are mechanically driven deep into the ground. By bypassing the weak, shifting surface soil, these piers anchor themselves into stable, load-bearing earth far below. Once in place, they transfer the immense weight of the house off the failing soil and onto the steel piers, securely stabilizing the foundation. Thanks to our quick intervention, we successfully stopped the home from continuing to sink, locking it into place for decades to come. For one (very) local homeowner in Rockwood, these challenges were piling up fast. Dealing with foundation issues can feel overwhelming, especially when a property needs multiple specialized fixes to stay safe and dry. Instead of juggling three or four different contractors to patch up different areas, this homeowner reached out to Foundation Restoration. They needed a single, trusted team that could handle the entire project from top to bottom. The property required a complete foundation overhaul. Water was making its way into the basement, while the connected crawlspace remained damp, musty, and uninsulated. On top of the moisture issues, the structural walls needed extra support, and the old basement windows were letting in an obvious draft. Leaving these problems unfixed can lead to serious trouble, including mold growth, high energy bills, and long-term structural damage. One of our expert inspectors visited the Rockwood home to evaluate the damage and design a custom, comprehensive plan. To protect the home’s investment, our crew executed a four-part restoration process. First, we installed a professional basement waterproofing system to channel water away and guarantee a dry interior. Next, we encapsulated the crawlspace with a heavy-duty vapor barrier to lock out moisture and improve indoor air quality. To address the structural settling, we installed heavy-duty steel *helical piers* deep into the ground, stabilizing the foundation and preventing future shifting. Finally, we replaced the old, leaky windows with secure glass block windows, which maximize natural light while keeping water and drafts out. This particular job was complicated by something called *iron ochre*. Iron ochre is a thick, slimy, rust-colored sludge which complicates waterproofing. It’s created due to a natural biochemical process when certain bacteria is in the soil, and it mixes with water and oxygen. Unfortunately, if you have an iron ochre issue it’s probably something you’re just going to have to treat over time, as it’s a condition of the soil itself. The issue is that this orange sludge poses a severe threat to standard waterproofing systems. It will clog your sump pump, perforated drain tiles, drainage fabric etc, which causes standard solutions to fail under these conditions. If you’re a homeowner with iron ochre problems, you will need a specialized system to prevent system failure and basement flooding. Fortunately, there is solution and we were able to help the homeowner by creating a customized drainage system. The team at Foundation Restoration designed a tailored waterproofing plan specifically engineered to withstand her existing iron ochre conditions. Our crew installed heavy-duty, accessible drainage components that will resist clogging and allow for easier maintenance through flushing to prevent future backups. Iron ochre doesn’t disappear on its own. When you start to notice an issue, address it right away, otherwise it can completely clog your drainage system. This leads to total system failure, basement flooding, mold growth, etc. Fixing water intrusion early will protect the structural foundation of your home. If you let the problem go, it could end up resulting in thousands of dollars in costs for emergency restoration services. We recently got a call from a Mount Clemens homeowner who was noticing extreme wall deflection in his basement, and he knew he needed professional help fast. **Bowing walls** indicate something known as “hydrostatic pressure” pushing against your home’s foundation from the outside, and as this happens the walls will get weaker over time. Every home is unique, so a one-size-fits-all approach simply doesn’t work for critical structural repairs. After a thorough inspection, our team designed a customized stabilization plan tailored specifically to the needs of the property. To stop the bowing walls from moving any further, we installed *Samson braces*. These braces are an industry-standard, high-quality steel I-beam system engineered to lock foundation walls securely in place. What sets Foundation Restoration apart is our commitment to superior methods. In addition to the heavy-duty Samson braces, we utilized a specialized anchoring system that many other foundation companies simply do not offer. This dual-action approach ensures maximum reinforcement against future soil movement, giving this family permanent structural stability. Outside the home, water pressure continues to fill the fracture, slowly eroding the concrete internally until the surface patch inevitably fails. Professional injection resolves this by utilizing mechanical ports drilled through the centerline of the fracture. By utilizing high-pressure injection pumps, a technician forces a liquid resin through the entire thickness of the basement wall. This pressure drives the material outward until it completely fills the void, sealing the fracture all the way to the exterior soil line. The injection material that is selected by Foundation Restoration is to specifically meet the needs of the structure: - Polyurethane Resins:** This material is the industry standard for stopping active leaks and managing moisture. When injected, the liquid polyurethane reacts with the water inside the crack, expanding up to 20 times its volume into a dense, waterproof foam. Because this foam stays flexible, it moves naturally with the concrete during seasonal temperature changes, maintaining a permanent watertight seal even as the ground shifts. [ ![crack injections 2](https://foundationrest.com/wp-content/uploads/2026/06/crack_injections.jpg) ](https://foundationrest.com/wp-content/uploads/2026/06/crack_injections.jpg) [ ![crack injection](https://foundationrest.com/wp-content/uploads/2026/06/806A0234-2.jpg) ](https://foundationrest.com/wp-content/uploads/2026/06/806A0234-2.jpg) Click the above image for the full view. - ![crack injections 2](https://foundationrest.com/wp-content/uploads/2026/06/crack_injections.jpg) - ![crack injection](https://foundationrest.com/wp-content/uploads/2026/06/806A0234-2.jpg) ### Diagnosing the Limits of Injection Architecture Understanding when *not* to use a crack injection is just as vital as knowing when to apply it. Injections are an elite solution exclusively for poured concrete foundation walls. Cinder block (CMU) or brick foundations cannot be injected in this manner, as the hollow cores of the blocks allow the resin to drain away harmlessly without sealing the outer shell. In block foundations, water must be managed via interior drainage channels or external membranes. Furthermore, a professional diagnosis must differentiate between displacement cracks and settling cracks. If a foundation wall is experiencing lateral deflection—meaning the wall is actively bowing or tilting inward due to heavy clay soils—injection alone will fail. In those advanced scenarios, injections must be paired with structural reinforcement, such as structural wall anchors or heavy-duty steel beams, to counteract the external forces. Catching fractures early, while they are still candidates for simple polyurethane injections, prevent these massive structural interventions. The owner called us and said she had uneven, sagging floors, so we knew there was an underlying issue since home appeared to lack the structural integrity required to support the building properly. Our team immediately stepped in to assess the damage, determine the root cause, and create a plan to fix the issues. Our first step was to assess the instability issues with the floor. Inside the living space, the floors sloped noticeably, creating a hazard and indicating a potentially bigger problem. Down in the crawlspace, we were able to see that the existing support system was failing to hold the weight of the home. In Michigan’s climate, crawlspaces are highly susceptible to moisture issues coming from the soil. Over time, high humidity and damp earth can weaken support beams, cause the wood to rot, eventually leading to the exact type of floor sagging this homeowner was now dealing with. In a situation like this, simply leveling the floors isn’t a permanent solution. We had to fix the underlying structure of the home and get control of the moisture in the crawlspace to prevent it from happening again. In order to stabilize the structure, we installed heavy-duty Correct Force support jacks to reinforce the weak floor joists. These enabled us to lift the sagging floors back to their original position, restoring the structural balance of the flooring in the home. To prevent future moisture damage, we installed heavy duty encapsulation throughout the crawlspace. We lined the crawlspace floor and walls with a durable, puncture-resistant vapor barrier. This helps to seal out moisture, to prevent wood rot, mold and mildew. As an added benefit, since a large percentage of the air you breathe in your home originates from the crawlspace, the encapsulation drastically improved the home’s indoor air quality. Knowing that standing water and high moisture levels could cause long term damage to the structural integrity and indoor air quality of his home, he gave us a call before moving in so that we could take a look. Upon initial inspection, it was clear that the crawlspace had numerous signs of moisture intrusion, including the visible standing water. Many homeowners aren’t fully aware of the potential issues caused by a damp crawlspace. This sort of moisture will eventually lead to: - **Structural Decay:** Because wood is porous, the continuous exposure to high humidity and standing water will lead to rotting wood in joists, beams, and subflooring. This then weakens the home’s framing and can lead to issues like sagging floors. - **Poor Indoor Air Quality:** We’ve talked about this a number of times, but your home is affected by something called the “stack effect.” As the warm air rises and eventually escapes through the roof, doors, windows etc, it pulls air upward from the lowest points of your home. In houses with a crawlspace, that means up to 50% of the air you’re breathing on the first floor of your home actually originates in that damp crawlspace. - **Biological Growth:** Damp, dark environments are obvious breeding grounds for mold and mildew. These can start to spread upstairs, potentially causing health issues for people in the home. - **Pest Attraction:** Insects and rodents love damp, decaying wood and standing water, so this sort of environment acts as a magnet to bring them. Once we knew what the situation was, we implemented a multi-tiered solution to turn that damp crawlspace into a dry, controlled environment. **\#1 – Cleanout and Preparation** Before installing modern mitigation systems, a crawlspace will required proper preparation. So our team cleared out debris, and ensured the space was dry. **\#2 – Sump Pump and Interior Drainage System** To handle the active pooling of water, we installed a high-efficiency interior drainage system coupled with a heavy-duty sump pump. The drainage lines channel water away from the perimeter walls and direct it straight into the sump basin. The pump then forcefully ejects the water safely outside and away from the home’s foundation, preventing future pooling. **\#3 – Encapsulation** To permanently seal out moisture, we installed a heavy-duty vapor barrier. The encapsulation process involved lining the entire crawlspace floor and running the durable membrane up the foundation walls. All seams, joints, and pillars were tightly taped and sealed. This created an impenetrable barrier that will stop water and moisture from entering the space. In fact, up to 50% of the air you breathe on your first floor comes from your damp, unsealed crawl space. [Encapsulation seals off your crawl space](/services/crawl-space-repair/) from outside moisture and pollutants using a thick vapor barrier, sealed vents, and optional insulation or dehumidifiers. Once the work is complete, within a few days, you may notice: 🦠 Musty smells fading fast 🌬️ Cleaner, drier air 🤧 Relief from allergy symptoms 💧 Lower humidity throughout your home **The long-term benefits?** Lower energy bills, better HVAC efficiency, improved protection from structural damage and of course, a healthier, more comfortable home. While the encapsulation itself can often be completed in just a few days, you’ll need to schedule an appointment to get started. Poor drainage, overwatering, and improper grading can all contribute to moisture issues around your foundation, basement, or crawl space over time. The good news? A few simple landscaping habits can help reduce the risk of future problems and support a healthier home. Here are five easy things homeowners can keep an eye on this summer. ### 1. Make Sure Water Flows Away From Your Home After a heavy rain, take a walk around your yard and pay attention to where water collects. Are there puddles sitting near your foundation? Areas where the ground feels consistently soggy? Places where water seems to flow back toward the house? Ideally, the ground around your home should gently slope away from the foundation so rainwater drains outward rather than collecting next to basement walls or crawl spaces. Over time, soil naturally settles and landscaping projects can unintentionally create low areas. Catching those spots early can help prevent water from repeatedly gathering near your home. A simple homeowner check: after a rainstorm, look for standing water that remains hours later. Your yard may be telling you something. ![sprinkler](https://foundationrest.com/wp-content/uploads/2026/05/sprinkler.jpg) ### 2. Keep Sprinklers From Constantly Soaking the Foundation Sprinkler systems make summer lawn care easy, but they can sometimes create moisture problems without homeowners realizing it. If sprinklers repeatedly spray water directly against the side of the house or soak flower beds against the foundation, the soil around your home can stay excessively wet. Repeated saturation over time can create unnecessary moisture exposure. Walk through your yard while the sprinklers are running and look for: - Water hitting siding or foundation walls - Overspray directly against the house - Areas that stay wet long after watering - Pooled water near landscaping beds A small adjustment to sprinkler direction or timing can make a big difference. ### 3. Be Strategic With Trees and Large Plants Trees and shrubs add beauty, shade, and privacy, but planting too close to the home can create challenges over time. Large root systems may compete for moisture in the soil, and some plants can affect how water moves around portions of the property. While every situation is different, giving larger trees and shrubs adequate space from the home is a good long-term practice. If you’re planning new landscaping projects, think beyond how plants look today and consider how they’ll grow five, ten, or twenty years from now. Planning ahead now can save headaches later. ![garden bed](https://foundationrest.com/wp-content/uploads/2026/05/mulch.jpg) ### 4. Don’t Pile Mulch or Soil Against the House Fresh mulch always makes landscaping look clean and finished, but too much of it — especially against the home — can create problems. Mulch piled high against siding, foundation vents, or lower portions of the home can trap moisture and reduce airflow. It may also make it harder to notice early signs of water intrusion or pest activity. A better approach is keeping a little breathing room between landscaping materials and the home itself. As you refresh landscaping this season, take a quick look around: - Are flower beds built up too high? - Is mulch touching siding? - Are vents partially covered? - Is moisture getting trapped? Small adjustments can help improve drainage and airflow. ### 5. Pay Attention to What Your Yard Is Telling You Your landscaping can often provide early clues that something isn’t working properly. Watch for signs like: - Areas where grass struggles to grow - Persistent muddy spots - Erosion around the home - Water channels forming after storms - Soil pulling away or settling These changes do not automatically mean foundation problems are developing, but they can indicate that water isn’t moving the way it should. The sooner drainage concerns are identified, the easier they can often be to address. ![downspout](https://foundationrest.com/wp-content/uploads/2026/05/downspout.jpg) ### Protecting Your Home Starts Outside Protecting your foundation isn’t just about what happens inside your basement or crawl space. Sometimes the first line of defense starts right in your yard. A few simple landscaping habits and seasonal checks can help support better drainage and reduce excess moisture around your home. The best times to do this are in late spring, when high humidity tests your moisture defenses, and again in late fall to prep for freezing weather and check for summer soil shifts. Before you head under, make sure you protect yourself. Grab a bright flashlight, a smartphone for photos, an N95 dust mask, eye protection and a flathead screwdriver. ### **Understanding the Warning Signs** When you first enter the crawl space, look closely at the ground and the foundation walls. Water is the ultimate enemy of a stable home. You want to look out for standing puddles or muddy patches, especially around the exterior perimeter. Pay close attention to the concrete walls; if you see dark stains or a white, powdery salt deposit known as efflorescence, it means water is actively pushing through from the outside. Don’t forget to look up at the overhead pipes and drains to ensure no slow plumbing drips are quietly rotting your framing or condensation forming. Next, focus on the actual bones of your house. Your crawl space bears the massive weight of your entire home, so structural integrity is everything. Use your flashlight to inspect the concrete blocks or wooden posts holding up your main beams to ensure nothing is leaning or cracking. You can also use your screwdriver to gently press into the wooden floor joists. If the wood feels soft, spongy, or crumbles away, you are dealing with active wood rot that requires professional structural support. Finally, consider your home’s energy efficiency and air quality. A compromised crawl space ruins the comfort of the living spaces upstairs. Look for fiberglass insulation batts that are sagging, water-logged, or falling onto the dirt. Check your metal HVAC ductwork for heavy condensation or pooling water, which happens when humid air collides with cold metal. While you are scanning the wood framing, look for white, grey, or black fuzzy mold patches, and watch the ground for thin, dirt-like termite mud tubes, shredded insulation or droppings left behind by rodents. We’ve done a lot of jobs in Belleville and the majority of the homes we inspect in this area have extreme moisture issues that tend to cause mold, mildew and rotted wood. We came out to the house and inspected the crawlspace and as you can see from the pictures it had a lot of moisture that needed to be addressed. Due to the dark, damp conditions typically found in most crawlspaces, you’re always going to be fighting with mold and mildew. Mold can be dangerous, causing respiratory problems particularly in children, elderly, and immuno-compromised individuals. It’s also not that uncommon to see mold as a contributing cause of sinus infections, allergies and other symptoms. It can cause all sorts of nasty problems! As warm air rises, cool air from the crawlspace is sucked into the living areas of your home. This is called the “stack effect”, which is also the same way a chimney works. This, combined with other factors, means that a significant amount of the air you breathe actually comes from your crawlspace. Additionally, if your crawlspace has too much moisture in it, the wood that supports your home will begin to rot, causing structural problems. **By reducing moisture, soil gases, mold, mildew and improving the overall air quality in your crawlspace, the air you breathe in your home will be cleaner and healthier.** [ ![Belleville MI crawlspace repair after pic 2](https://foundationrest.com/wp-content/uploads/2026/04/belleville-mi-crawlspace-repair-after-2.jpg) ](https://foundationrest.com/wp-content/uploads/2026/04/belleville-mi-crawlspace-repair-after-2.jpg) [ ![Belleville MI crawlspace repair before picture](https://foundationrest.com/wp-content/uploads/2026/04/belleville-mi-crawlspace-repair-before.jpg) ](https://foundationrest.com/wp-content/uploads/2026/04/belleville-mi-crawlspace-repair-before.jpg) [ ![Belleville MI crawlspace repair after photo](https://foundationrest.com/wp-content/uploads/2026/04/belleville-mi-crawlspace-repair-after.jpg) ](https://foundationrest.com/wp-content/uploads/2026/04/belleville-mi-crawlspace-repair-after.jpg) Click the above image for the full view. - ![Belleville MI crawlspace repair after pic 2](https://foundationrest.com/wp-content/uploads/2026/04/belleville-mi-crawlspace-repair-after-2.jpg) - ![Belleville MI crawlspace repair before picture](https://foundationrest.com/wp-content/uploads/2026/04/belleville-mi-crawlspace-repair-before.jpg) - ![Belleville MI crawlspace repair after photo](https://foundationrest.com/wp-content/uploads/2026/04/belleville-mi-crawlspace-repair-after.jpg) To solve these problems, we first remove the standing water from the crawlspace and then begin the process of encapsulating the space to prevent the recurrence of moisture. This encapsulation process involves installing a moisture barrier, which forms a seal between the ground where moisture is present, and the crawlspace and underside of your home. We seal and insulate the bond/rim joist as well, to ensure the full crawlspace is sealed from moisture that could potentially creep back in. ### Consider the benefits of Crawlspace Encapsulation: - **Reduction of smell** – no more musty smells coming up from your crawlspace - **Air quality** – it’s not just the smell that goes away, but the allergens, mold and other nasty particles that are reduced or eliminated - **Energy savings** – insulation of the crawlspace leads to reduced energy costs of 20-40% - **Moisture reduction** – destructive moisture that can cause wood to rot and damage to your foundation is reduced or eliminated - **Soil gasses** – gases, such as the silent killer “Radon” are reduced or eliminated from entering the home once encapsulation of the crawlspace is complete - **Extra storage** – with the water gone, you now have additional storage space and easier access for maintenance With home on Quirk Rd, we installed a sump pump in the crawlspace to ensure proper drainage of water that tries to creep into the crawlspace from below. Our sump pumps include 24/7 monitoring so you can ensure it’s always working down below to keep your home free of moisture. Two months after we finished the *crawlspace encapsulation in Belleville*, **the owner called to tell us that he is breathing much better, and thanked us for the help**! This is exactly the sort of outcome we work for and it’s rewarding for us to be able to provide this service to our customers! **Categories:** Our Work **Tags:** Encapsulation, Sump Pumps --- ### [Rockwood MI - Foundation Repair with Helical Piers](https://foundationrest.com/our-work/rockwood-mi-foundation-repair-with-helical-piers/) **Published:** August 18, 2023 **Author:** basic@hunchfree.com **Content:** The main culprit of foundation damage, not just in Rockwood, but throughout southeast Michigan, is unstable soil caused by our crazy weather patterns. As the moisture content of the soil changes, so does the bearing capacity of the earth that your home rests on. Instability can also come from other causes such as slope stability when a home is built on a steep grade such as a hill, where gravity exerts constant pressure. Additionally, there is the possibility of undermining/washout conditions near your foundation. This is caused by water moving through the soil underneath your home and causing it to wash away, compromising the once stable ground your home was built on. Regardless of the underlying cause, foundation instability is a serious problem that needs to be addressed as soon as possible to minimize repair costs. Helical piers work by placing large steel screws strategically around the foundation of your home. *These metal screws have round steel plates called a helix* that attaches and acts as anchoring points. Once these piers have been screwed into the ground, the helixes wedge themselves into the surrounding stable strata and ensure that your home’s foundation won’t have any instability issues in the future. This provides your home with the stable foundation that it needs! As you’ll see in this first case, the damage can take a huge toll on your home and turn into even larger problems. Whether the wall is bowing in or has even failed and collapsed, there’s no need to worry with us. The professionals at Foundation Restoration are one of the very few foundation companies that will rebuild foundation walls that have failed. One of the tools we use when fixing wall issues is ***Active Force Wall Anchors.*** Anchors are one of the most effective methods of addressing wall deflection permanently. This solution provides a form of active resistance and has the ability to move the wall back into its original state with little to no disruption to your home or property. In most cases, the installation process can be completed in one day. This particular home was built in the late 1800’s, and the ground in the surrounding area was saturated and heavy. This, along with the age and condition of the walls, created an environment where wall failure was bound to happen. The lateral load created by these conditions is why the wall collapsed, as seen above. To fix this, we rebuilt the wall that had collapsed and installed the earth anchors on each of the remaining walls. Our Active Force wall anchors would reinforce the walls and make sure that they didn’t share the same fate as the failed wall. That throws off the delicate balance of your home on the foundation, leading to damage. This damage needs to be repaired quickly before it has a chance to spread and affect your whole home. The solution to this is installing **Helical Piers**. Helical piers are one of the most common solutions for foundation settlement issues in Michigan. These piers are large steel rods that act like a large screw to help provide your home’s foundation with the stability it needs. This typically solves the problem, but this home needed a different solution. Due to this, we would not be able to dig a traditional foundation. Instead of digging a traditional 42 inch footing for the foundation, we were limited to nearly half the depth, only being able to dig a 22 inch footing. To give additional support to the new foundation we designed a concrete and steel layout of beams that was placed upon new helical piers placed in the footings. By doing this, a solution was created to not only combat foundation settling but also protect from future damage. In the end, as seen by the pictures below, we were able to construct a new solid foundation for the customer. From failing foundation to structurally sound, their home was now much safer, eliminating any worry. Along with this, the customer left a [5-star review](https://maps.app.goo.gl/gjEVrfqvPKHALtHu6) detailing their experience with us and how they were impressed by our creative solutions. This is called the “stack effect,” like how a chimney works. This, combined with other factors, means a significant amount of the air you breathe actually comes from your crawlspace. By reducing moisture, soil gases, mold, mildew and improving the overall air quality in your crawlspace, the air you breathe in your home will be cleaner and healthier. If a crawlspace is untreated and takes water damage over time, the moisture will allow mold to grow extensively. Molds produce allergens, irritants, and potentially toxic substances. Without moisture, mold will be unable to grow to harmful levels. To combat this, Foundation Restoration will encapsulate your crawlspace. This process will keep moisture and bad smells out of your crawlspace and improve the overall health of your home. Upon inspection of the crawlspace, it was found that moisture levels were very high and there were many debris / garbage items scattered around the crawlspace that could have been holding a lot of bad odors. This crawlspace was in rough shape. We were originally booked out into January, but after speaking with the owner, we were happy to make this happen for them. They gave us a five star review, stating that throughout the project Foundation Restoration gave them a high level of confidence and that they chose the right company. Wondering if you need to encapsulate your crawlspace? Below are a few symptoms to look for in your home. If you recognize any of these or feel that it could apply to your home, feel free to [Contact Us Today](/contact-us/). - **Wet or Damp Crawlspace:** Wet crawlspaces with a relative humidity (RH) level over 60% will support mold growth. If the relative humidity exceeds 90%, the wood that supports your home will begin to rot. - **Wood Damage:** The humidity levels in your crawlspace directly affect the wood. When the moisture content in beams and floor joist exceed 20% they start to warp and decay. If moisture exceeds 28% the integrity of the wood is compromised. - **Sloping Floors:** Rotted or warped beams and floor joist along with inadequate supports are the leading causes of sloping and unlevel floors. When the new homeowner moved in, she started to notice a foul odor and her kitchen floors were soft and not level. She knew something needed to be done so she called us for a free inspection. After a thorough inspection by one of our [crawlspace specialists](/services/crawl-space-repair/), it was discovered that the floor had rotted and the humidity had caused mold growth. Unfortunately, the customer’s daughter suffers from respiratory issues so we wanted to make sure her crawlspace was completely sealed to provide a healthy environment. Over 50% of the air in your home comes from your crawlspace. When water makes its way into your home, it can damage your crawlspace and open up many potential health hazards. Crawlspaces that are not encapsulated generally have excessive humidity. The high moisture levels allow mold and mildew to thrive, increasing problems with respiratory issues. At Foundation Restoration, we specialize in keeping crawlspaces dry and provide a safe and healthy home for you and your family. Walls that are fractured and moving inward will continue to move and sometimes even break down unless something is done to counteract this movement. The professionals at Foundation Restoration are one of the very few foundation companies that will rebuild foundation walls that have failed. The basement wall in question was at the back of the attached garage. With the garage roof shedding the water away from this wall, typically, the foundation would not be subject to hydrostatic pressure. Generally, when the basement walls are deflecting, it’s due to hydrostatic pressure exerting lateral loads on the wall. That was not the case with this home in Macomb Twp. The issue here was caused by something known as *“Street Creep”*. Street creep is when homes are on the outside of a curve or turn in the road and when cars drive by and make the curve or turn, lateral pressure from the road forces the driveway into the house, through the garage and to the basement wall. Not only was our field inspector able to assess the issue, he was also able to come up with a permanent solution for the home. We repair and/or replace support beams, joists, sill plates, sub flooring, rim joists, and stanchion supports. Damage to your home’s floor system will significantly impact the living space above. Many floor systems have inadequate support. In addition, mold, rot, and water issues can also compromise the floors that support your home. How do homes get to this point? One of the largest contributors to sagging floors is rotting floor joists. The joists typically become more susceptible to rot when exposed to moist conditions in a crawlspace that isn’t sealed off correctly. This could result from a recent event such as a flood or may have been building up over time with rainfall seeping into the area. If you feel your floor sagging, sloping, or even bouncing, these may be warning signs of rotted floor joists. Along with this, mold and mildew begin to form and the smell will start to infiltrate your living space. Once the home was stable, we reinstalled the subfloor. In the images above you can see how badly the rot and mold had affected her home. Even though she had owned it for a long period of time, nobody had ever been in the crawlspace to inspect it. This lead to an unhealthy and unsafe living space. Not only did we replace the floor joists and the subfloor, but we also encapsulated the crawlspace. Along with the added benefits that come with crawlspace encapsulation such as cleaner air, energy savings, and reduction of smell, this was a large part of the measures we took to ensure that this home would never experience these problems again. As seen in the photos below, the floor looks much more stable and able to prevent moisture from entering the space. These walls aren’t invincible though, as cracks can form over time and allow moisture and leakage to enter your home. It’s something many homeowners dread, yet by understanding the causes, consequences, and solutions, you can make sure your home is protected properly and ready for anything. ### Cracks: Unwelcome Intruders Basement wall cracks can emerge for various reasons, from minor settlement shifts in the surrounding soil to more severe structural issues. Regardless of where these come from, these cracks serve as gateways for water to enter your home, especially during periods of heavy rainfall or melting snow. The intrusion may start as a trickle but can quickly escalate into a flood, making the potential impact on your home even greater. Identifying these cracks isn’t always straightforward. They may manifest as hairline fractures snaking their way across the wall’s surface. Sometimes, the first sign of trouble is moisture seeping through or puddles forming on the floor. Ignoring these warning signs invites further damage, as water gradually undermines the integrity of your home’s foundation. Along with the concerns you may already have at a surface level, leaky basement walls pose a threat to your home’s structural integrity and your family’s health. As water infiltrates, it creates a damp environment in the basement. There are many different issues that can come as a result of this: - Mold and mildew growth - Musty odors from this mold growth - Airborne spores that can trigger allergies and respiratory issues - Weakened concrete from persistent moisture This continuous deterioration compromises the wall’s stability and increases the risk of structural failure. In extreme cases, hydrostatic pressure can build up behind the walls, leading to larger cracks, bulges, or even collapse. The resulting damage isn’t just costly to repair—it can compromise the safety of your entire home. ### The Solution: Waterproofing for Peace of Mind Thankfully, proactive measures exist to protect your basement against water intrusion and the problems it brings with it. Waterproofing, a comprehensive approach to moisture management, not only addresses existing cracks but also prevents future leakage. By investing in [professional waterproofing services](/services/basement-waterproofing/), homeowners can safeguard their properties and enjoy peace of mind. One common waterproofing method is an interior drainage system, where a specialized coating is applied to the basement walls to create a moisture barrier. This approach effectively drains water infiltration and prevents new cracks from forming, keeping water at bay. Alternatively, exterior waterproofing involves excavating around the foundation to apply a sealant, waterproof membrane, and drainage pipe directly to the outside of the walls. Additionally, installing a drainage system, such as interior or exterior French drains, can help redirect water away from the foundation, alleviating hydrostatic pressure and minimizing the risk of basement flooding. Combined with proper grading and gutter maintenance, these measures form a formidable defense against water intrusion, preserving the integrity of your home for years to come. ### Benefits: Protecting Your Home The benefits of basement waterproofing extend far beyond preventing water damage. By proactively addressing moisture issues, homeowners can enhance their property’s value and longevity. A dry, well-maintained basement provides additional livable space, whether as a recreation area, home gym, or storage area, expanding your home’s functional footprint and increasing its appeal to potential buyers. Moreover, waterproofing mitigates health risks associated with mold and mildew, providing a safer and more comfortable living environment for you and your family. By eliminating musty odors and minimizing allergen exposure, you can breathe easier knowing that your home is protected. In the long run, the cost of waterproofing is much easier to handle in comparison to the potential expenses incurred by water damage repair or foundation reconstruction. Basement wall cracks may seem like minor inconveniences, but their consequences can be extensive and costly. From compromising structural integrity to jeopardizing indoor air quality, water intrusion poses numerous risks to homeowners. However, by prioritizing proactive measures such as waterproofing, you can fortify your home against moisture infiltration and safeguard your investment for years to come. Don’t let basement wall cracks dampen your home’s integrity—take action today for a dry, secure future. Foundation Restoration will ensure that your home is protected. **Categories:** Expert Insight **Tags:** Exterior Membrane, Interior Drainage Systems --- ### [Toledo OH - Basement Waterproofing](https://foundationrest.com/our-work/toledo-oh-basement-waterproofing/) **Published:** August 16, 2024 **Author:** basic@hunchfree.com **Content:** Water damage can have a major impact on your home or business. This was shown by the efflorescence process that had been taking place for years. The mineral deposits seen in these photos happen when your exterior damp-proofing begins to fail. Since concrete is a porous structure it will wick moisture from the soil into your basement. A side effect of this process is the lime and calcium deposits that get forced out of your foundation and onto the surface of the wall. The solution to this problem was to restore the proper drainage of water from around the foundation as well as restoring the damp-proofing of the wall. That was achieved by installing a full perimeter interior drainage system, a permanent heavy duty vapor barrier on the wall, and a redundant sump pump system with battery backup. We’ve done a lot of projects on Grosse Ile to combat sloping floors from homes that are starting to show their age, especially over crawlspaces. In addition, mold, rot, and water issues can also compromise the floors that support your home. The result of this and other factors, means a significant amount of the air that you’re breathing in your home is actually originating from your crawlspace. By reducing moisture, soil gases, mold, mildew and improving the overall air quality in your crawlspace, the air you breathe in your home will be cleaner and healthier. Untreated and unencapsulated crawlspaces are considerably more likely to have excess moisture, which leads to mold growth. Molds produce allergens, irritants, and other potentially toxic substances. Without moisture, mold will be unable to grow to harmful levels. Encapsulating your crawlspace is the best step you can take to reduce or eliminate that potential for mold growth in your crawlspace. That warm, damp air can easily creep into your basement or crawl space, especially if it’s not properly sealed. Once inside, it condenses on cooler surfaces like concrete walls or ductwork, creating the perfect environment for mold growth and moisture-related damage. Signs of excess humidity in your basement or crawl space may include: - A musty odor that doesn’t go away - Visible mold or mildew on walls or beams - Sagging insulation or rusted metal fixtures - Condensation on windows, pipes, or floors - Increased indoor allergy symptoms or respiratory issues [ ![crawlspace repair before and after](https://foundationrest.com/wp-content/uploads/2026/04/crawlspace-repair-before-after.png) ](https://foundationrest.com/wp-content/uploads/2026/04/crawlspace-repair-before-after.png) Click the above image for the full view. ### 5 Ways to Fight Humidity in Basements and Crawl Spaces #### Seal Any Openings Small cracks or gaps in your foundation can let warm, moist air in. Sealing those cracks with professional-grade materials helps block air and water intrusion before it becomes a bigger issue. #### Encapsulate Your Crawl space Crawl space encapsulation creates a sealed barrier between the ground and your home. We use high-performance vapor barriers to keep out ground moisture and reduce humidity levels dramatically. #### Install a Dehumidifier A high-capacity, energy-efficient dehumidifier—especially one designed for basements or crawl spaces—can remove excess moisture from the air. At Foundation Restoration, we can recommend and install units that are right-sized for your space. #### Improve Drainage Outside Properly graded landscaping, downspout extensions, and functioning gutters go a long way toward keeping water out. Water that pools around your foundation adds to indoor humidity and increases the risk of leaks. #### Schedule a Professional Inspection Sometimes, the biggest problems aren’t visible until it’s too late. A professional inspection can uncover hidden issues before they become major repairs, saving you money and stress down the line. Check out our Google Reviews! Humidity doesn’t take the summer off and neither do we. We’ve helped hundreds of Michigan homeowners protect their basements and crawl spaces from the damage moisture brings, earning HUNDREDS of 5-star reviews along the way. Whether you need encapsulation, foundation sealing, or waterproofing, our team shows up with grit, experience, and a plan to get the job done right. Let’s get ahead of the humidity before it gets ahead of you. It’s not uncommon for homes to settle a little bit over the years, but if left unchecked this could lead to much bigger problems as time goes on. We recently received a call from a homeowner in Grand Blanc with one of the most extreme cases of foundation settlement that we’ve seen in quite some time. What started out as a real estate investment for a nice brick home on a concrete slab, turned into a massive headache due to structural issues with the foundation. It turns out *the house had sunk 26 inches*, a rare case of full-structure settlement. The homeowner called multiple foundation repair companies across Michigan, hoping someone could help. The responses from our competitors ranged from “We don’t have the capability” up to “It can’t be saved”. That’s when he reached out to Foundation Restoration. #### When Others Said It Couldn’t Be Saved – We Got to Work This amount of settlement on a foundation presents a unique challenge. The reason very few companies do this sort of work is because it’s difficult to do well, and that’s something that we pride ourselves on here at Foundation Restoration. So we sent out Jeff Mullins, one of our most experienced senior inspectors, to assess the home. By that point, the homeowner was on the verge of giving up. After hearing from so many experts that the house was beyond saving, he was seriously considering tearing it down. However, after a thorough inspection, we assured him that we could save the house. Check out the timelapse of the whole process below: Fortunately for the homeowner, the entire house had settled somewhat evenly. Although it was dipping to one side, there were no cracks in the brick. This was a good sign, albeit somewhat unusual. Most foundation issues are concentrated in one area, causing part of the structure to break away from the stable portion. In this case, the entire house had been sinking in a uniform direction. But with the amount of foundation settlement being 26 inches, this made for a complex and delicate repair. Once we got to work, our skilled crew spent an entire week stabilizing and carefully lifting the home. The process was precise, calculated, and performed using advanced equipment and proven methods. This is the sort of thing that sets us apart from our competition. The home was successfully lifted and restored, rather than being demolished. Additionally, our repair work comes with a lifetime transferable warranty, giving the homeowner peace of mind and adding significant value to his investment. #### Why Experience Matters Many homeowners make the mistake of trusting just anyone to waterproof their basement or handle foundation issues. But these quick fixes often create bigger problems down the road. At Foundation Restoration, we do it right the first time. Our team has the training, tools, and experience to solve even the most complex structural problems permanently. Give us a call today at [**877-MAKE-DRY**](tel:18776253379) for a free estimate, or fill out our [contact form](/contact-us/) and we’ll come take a look at no charge to you. **Categories:** Our Work **Tags:** Foundation Raising, Helical Piers, Wall Anchors --- ### [Jackson MI - Bowing Walls & Foundation Repair](https://foundationrest.com/our-work/jackson-mi-bowing-walls-foundation-repair/) **Published:** August 8, 2025 **Author:** basic@hunchfree.com **Content:** This homeowner knew that there was a problem for years since the wall had obvious signs of bowing in it, but didn’t realize that over time the wall was getting weaker until it ultimately collapsed. Fortunately, she called us and our team knew exactly what to do. First, we had to secure the other foundation walls to prevent additional damage as the entire foundation had been weakened with the collapse. Then, we rebuilt the collapsed wall and secured everything with our anchoring system. Once we were finished the homeowner was obviously relieved. If she had it to do over again, she wouldn’t have let it get this bad, but the important thing is nobody was hurt and her home is safe again. Now she has a lifetime guarantee and the peace of mind knowing she won’t have go through an experience like that again. Having foundational problems? The home was built over a crawlspace, and the owner started to notice their crawlspace starting to emit musty smells, which indicates dampness. Many people don’t realize the effect that humidity levels can have on their homes, but fortunately this homeowner recognized the issue and gave us a call. When the moisture content in wood beams and floor joists starts to exceed 20%, they can start to warp and decay. Once the moisture content starts to reach near 30%, the integrity of the wood is compromised. The wood will begin to rot and weaken, resulting in costly repairs that could have been avoided. As time goes on, the problems only get worse and the repairs become more expensive, so it’s important to address it as soon as possible. The end result was exactly what the homeowner was hoping for. Not only are the musty smells gone, but they have peace of mind knowing that the damage to the foundation has been repaired, and the structural beams under their home are now properly supported. Deciding to add crawlspace encapsulation will significantly increase the longevity of their home, as well as the air quality in it. Having foundational problems? In Michigan, the *life expectancy of the original basement waterproofing system generally lasts between 25-50 years in most cases*. It only takes a little bit of water to cause major water damage, so when you start to notice moisture it’s only a matter of time until things get worse. We sent an inspector out to give her a free estimate, and ensured her that we would indeed be able to make the necessary repairs. We installed a full perimeter waterproofing system, along with two battery back-up sump pumps. We were able to remove the finished drywall to make all of the necessary updates, and replace it exactly as it was. We even moved a full bar and put it back, and when we were done it looked like we were never even there. While the air in your basement might be 65°F, the walls themselves are often near freezing because they are in direct contact with the frozen earth. When warm, moist air from your home—caused by things like showers, laundry, or your furnace humidifier—hits those cold walls, it reaches its “dew point.” The moisture in the air turns into liquid droplets on the surface of the wall. This can look exactly like a slow seep, but the water is actually coming from inside your house, not outside. #### How to Tell the Difference: The Plastic Test If you see moisture and aren’t sure of the source, you can perform a simple test with items you already have in your home. 1. Dry a small area of the damp wall thoroughly. 2. Tape a 1-foot square of clear plastic (Saran wrap works) over the dry spot. Use duct tape to seal all four edges tightly so no air can get underneath. 3. Wait 24 hours. [ ![Basement wall plastic sweat test](https://foundationrest.com/wp-content/uploads/2026/01/plastic_test-2.jpg) ](https://foundationrest.com/wp-content/uploads/2026/01/plastic_test-2.jpg) Click the above image for the full view. If the moisture is on the outside of the plastic: It is condensation. Your basement humidity is too high, and the walls are too cold. If the moisture is trapped behind the plastic (against the wall): You have a seepage issue. Water is being pushed through the foundation wall from the outside. #### Why Even “Sweat” is a Problem Even if it’s just condensation, you shouldn’t ignore it. Because we keep our homes sealed tight during the winter, that trapped moisture has nowhere to go. Over time, it can lead to: - **Musty Odors**: That characteristic “basement smell.” - **Mold Growth**: Mold thrives on damp surfaces, even if the moisture comes from the air. - **Efflorescence**: This white, powdery residue is a clear sign of seepage. It occurs when water from the outside pushes through your foundation walls, drawing minerals out of the concrete and depositing them on the surface as the water evaporates. While it might look like harmless “fuzz,” it’s proof that moisture is actively migrating through your home’s structure. #### Don’t Forget to Check Your Sump Pump While it’s rare to have a major flood in 15-degree weather, your sump pump still needs to be functional. Southeast Michigan and Northern Ohio are known for sudden, brief temperature spikes. If we get a sunny, 40-degree day, the top layer of snow will melt. If your discharge line is frozen shut or buried in a snowbank, that water will have nowhere to go but back into your basement. If your walls are damp this month, start with the plastic test. If the moisture is behind the plastic, or if you see “stair-step” cracks in your block walls, it’s a structural issue that needs to be addressed before the ground thaws in March. **Categories:** Expert Insight **Tags:** Dehumidifiers, Vapor Barriers --- ### [The Science of Frost Heave: Why Your Foundation Cracks in January](https://foundationrest.com/expert-insight/the-science-of-frost-heave-why-your-foundation-cracks-in-january/) **Published:** January 6, 2026 **Author:** basic@hunchfree.com **Content:** If you’ve lived in Michigan for more than one winter, you know the drill. The temperatures plummet, the snow piles up, it warms up and melts, it gets cold again and suddenly you start noticing new things about your home. Maybe a door that used to swing freely is now sticking, or perhaps you’ve spotted a hairline crack in your foundation wall that wasn’t there before. ### The Three Ingredients of Frost Heave Frost heave doesn’t happen just because it’s cold. It requires a “perfect storm” of three specific conditions, all of which are common in Michigan: Freezing Temperatures: The air must be cold enough to freeze the moisture in the top layers of soil. Frost-Susceptible Soil: Southeast Michigan is known for its heavy clay soil. Unlike sand, which allows water to drain, clay holds onto moisture, making it highly susceptible to expansion. Excess Moisture: Snowmelt or rain that hasn’t drained away from your house provides the “fuel” for the ice to grow. ### How it Works: The “Ice Lens” Effect When these three ingredients meet, something happens beneath your feet. As the ground freezes, it doesn’t just turn into a solid block of ice. Instead, it forms “ice lenses”, layers of ice that grow as they draw more moisture up from the unfrozen soil below. As these ice lenses grow, they expand. Because the frozen ground above is hard, the ice expands in the direction of least resistance, which is often upward and inward against your foundation. This expansion can lift entire concrete slabs, porches, and even shift your foundation walls. ### Why January is the Danger Zone In early winter, the “frost line” (the depth to which the ground freezes) is shallow. But by January, the cold has had weeks to penetrate deep into the earth. As the frost line reaches the level of your home’s footings or basement walls, the pressure becomes intense. In Michigan, we also deal with Freeze-Thaw Cycles. One day it’s 40°F and raining; the next, it’s 15°F. This constant expansion and contraction acts like a slow-motion jackhammer against your concrete. Foundation Restoration offers free winter inspections to help you identify if your home is at risk. **Categories:** Expert Insight --- ### [5 Signs Your Crawl Space Needs Encapsulation](https://foundationrest.com/expert-insight/5-signs-your-crawlspace-needs-encapsulation/) **Published:** November 4, 2025 **Author:** basic@hunchfree.com **Content:** If your crawl space feels damp, musty, or looks neglected, you’re not alone. Many Michigan homes—especially older ones—were built with open, vented crawl spaces that allow moisture to seep in over time. Crawl space encapsulation is one of the best ways to protect your home’s foundation, improve air quality, and prevent costly structural damage. #### 1. Musty or Moldy Odors If you smell a persistent damp or earthy odor inside your home, that’s often moisture or mold from your crawl space making its way up through the floorboards. Encapsulation seals out moisture and prevents mold growth from spreading. #### 2. Visible Mold or Wood Rot Excess humidity can lead to mold on joists or beams—and over time, that moisture weakens your home’s structure. Once you notice mold or soft wood, it’s time to act before the problem spreads. #### 3. High Indoor Humidity A wet crawl space can raise the humidity throughout your home, making it feel muggy and uncomfortable. Encapsulation locks out moisture and helps your HVAC system run more efficiently. #### 4. Standing Water or Damp Soil If you notice puddles, condensation, or mud in your crawl space, water is getting in. Left untreated, that moisture can lead to foundation cracks, pest infestations, and poor air quality. #### 5. Cold Floors or Drafts An unsealed crawl space lets cold air in and warm air out. Encapsulating it can reduce drafts, improve energy efficiency, and keep your floors warmer in winter. The Expansion: Hydrostatic Pressure When Michigan experiences heavy spring rains or rapid snowmelt, the clay soil absorbs water and swells significantly. This creates hydrostatic pressure—a force so powerful it can exert thousands of pounds of pressure against your basement walls. This is the primary reason for “bowing” or bulging walls that seem to lean inward toward your basement. ##### 2. The Shrinkage: The Summer Settlement During our dry, hot July and August months, that same clay “sponge” loses its moisture and shrinks. As the soil pulls away from your foundation, it leaves a void. Without the soil there to support the weight of the concrete, your foundation begins to sink (or “settle”) into the gaps. ### The 26-Inch Miracle: Is It Ever “Too Late”? [We recently encountered a local Michigan](https://foundationrest.com/our-work/grand-blanc-mi-foundation-repair-with-helical-piering/) home that had settled a staggering **26 inches.** Most contractors took one look and walked away, deeming it a total loss. However, our team was able to “resurrect” the structure using a combination of: - **Helical Piers:** Steel shafts bored deep into stable load-bearing soil to jack the house back to its original height. - **High-Density Injections:** Specialized structural foam used to fill voids and stabilize the loose soil around the perimeter. **The takeaway?** If a house can be saved after moving two full feet, it’s quite possible your home can be saved too. ### Top 3 Warning Signs to Look For Because Michigan soil is so active, you should perform a “perimeter check” of your home twice a year. Look for these three red flags: ##### 1. Stair-Step Cracks Check your exterior brickwork or cinder block. If you see cracks following the mortar lines in a staircase pattern, your foundation is unevenly shifting. This is a clear sign that one corner of your home is “dropping” faster than the rest. ##### 2. Sticking Doors and Windows Before you blame the humidity for a stuck door, check the frame. When a foundation settles, the house loses its “square.” If a door suddenly won’t latch or a window is jammed shut, the skeletal frame of your house is likely shifting. ##### 3. Horizontal Basement Cracks Unlike vertical hairline cracks (which are often just minor shrinkage), **horizontal cracks** are a structural emergency. This indicates that the “sponge” effect is pushing your walls inward. If left untreated, these walls can eventually collapse. ### Think your foundation is shifting? Don’t wait for a 26-inch drop. Safety First!** Unplug the unit before you start. Never perform maintenance while the pump is connected to power. **2. Clear the Debris** Lift the pump if needed and clear any muck, stones, or debris from the basin. A clog is one of the most common reasons sump pumps fail. **3. Scrub the Inlet Screen** Check the screen at the bottom of the pump. If the inlet screen is covered in grime, the pump can’t pull water efficiently. Use a stiff brush to get it clean. **4. Inspect the “Exit Strategy”** Head outside! Ensure your discharge pipe carries water away from your foundation, ideally 10-20 ft. Check for clogs, frozen patches, or broken seals. **5. The 5-Gallon Stress Test** Plug it back in and pour a 5-gallon bucket of water into the basin. Watch the float switch: Does it lift easily? Listen: Does the motor sound smooth? Check the clock: Does it empty the pit quickly? Watch the pipe: Water shouldn’t flow back into the pit once the pump shuts off. ***Pro-Tip:*** If you notice heavy corrosion or the pipe seems stuck, don’t force it. Expand Your Usable Space Having a clean, dry basement gives you a chance to expand your living space. Whether it’s to store valuables, set up a home gym, create a playroom or add an extra bedroom, having a waterproofed basement means you’ll actually want to go downstairs and enjoy it. ### 4. Safeguard Your Belongings Basements often become the storage hub for everything from holiday decorations to family keepsakes. But in a damp basement, those items are more susceptible to mold, mildew, pests or complete ruin. A dry basement gives you a more reliable storage space ensuring your valuables are kept safe. ### 3. Create A Healthier Home Environment Have you ever wondered why your basement sometimes has a musty smell? That’s excess moisture, which can lead to mold and mildew, and even further, respiratory issues. In fact, up to 50% of the air you breathe on your first floor comes from beneath your home. Air circulates throughout your home, spreading allergens and potentially impacting your family’s health. A properly waterproofed basement helps keep your home’s air cleaner, healthier and safer. ### 2. Protect Your Foundation Your foundation is the base of your home and the most important part of its construction (the word FOUNDATION says it all!). Even small amounts of water can seep into cracks, weaken walls, and cause structural damage over time. Waterproofing helps protect against these risks, ensuring your home stays strong and stable for years to come. ### 1. Peace of Mind Year-Round A home is one of the largest investments you’ll ever make. Waterproofing your basement helps safeguard that investment, working to preserve both its value and structural integrity. With the right waterproofing system in place, you won’t have to worry about the next rainstorm or melting snow seeping in and wreaking havoc on your basement and foundation. Professional waterproofing services offer confidence and security, so you can focus on enjoying your home instead of stressing over potential water damage. While many homeowners focus on leaf cleanup, prepping their furnace or winterizing windows, it is equally crucial to address two of the most vital components of your home: the foundation and the crawl space. These areas are your home’s first line of defense against the seasonal elements. By taking a proactive approach, you can prevent costly foundation repair, maintain good indoor air quality, and ensure your home remains stable and secure all winter long. ### The Interconnected Role of Your Crawl Space and Foundation Your crawl space and foundation work together to support the entire structure of your house. A healthy foundation provides a stable base, while a well-maintained crawl space helps protect that foundation from moisture and other environmental factors. Neglecting one can lead to problems for the other, which is why a comprehensive approach to fall maintenance is so important. [ ![gutter cleanout helps foundation](https://foundationrest.com/wp-content/uploads/2026/04/gutter-cleanout.png) ](https://foundationrest.com/wp-content/uploads/2026/04/gutter-cleanout.png) Click the above image for the full view. ### Fall Checklist: Essential Steps for Foundation and Crawl Space Health Here are the key areas to inspect and address before the temperatures drop and the ground freezes. #### 1. Manage Water and Drainage Around the Foundation Water is a foundation’s greatest enemy. The freeze-thaw cycle of Michigan winters can cause water to expand in cracks, leading to significant damage. **✅ Clean Gutters and Downspouts:** Clogged gutters can cause water to overflow and pool around your foundation, saturating the soil and increasing hydrostatic pressure. Additionally, in the winter, clogged gutters can cause water to back up and aid in the formation of ice dams on your roof. This can easily force melting snow and ice into your attic and walls, leading to water damage. Ensure your gutters are cleaned out and downspouts extend several feet away from the foundation to direct water flow away from your home. **✅ Clear Leaves and Debris:** Leaves and debris around your foundation can trap moisture, contributing to mold and mildew growth and increasing soil pressure, potentially leading to cracks. Piles can also provide a warm and cozy shelter for pests, allowing them to more easily find their way inside your home. **✅ Inspect for Foundation Cracks:** Walk the perimeter of your home and inspect the foundation walls for any cracks. While small hairline cracks can be common, larger or widening cracks can indicate a more serious issue. Look for cracks that are wider than a 1/8 of an inch, horizontal cracks, or stair-step cracks in brickwork. If you see these types of cracks, we recommend contacting a professional. **✅ Check Your Property Grading:** The ground around your house should slope away from the foundation. If you notice areas where water pools, you may need to add soil to correct the grade and improve drainage. This is a simple but effective way to prevent future foundation problems. [ ![nasty crawlspace](https://foundationrest.com/wp-content/uploads/2025/11/nasty-crawlspace.jpg) ](https://foundationrest.com/wp-content/uploads/2025/11/nasty-crawlspace.jpg) Click the above image for the full view. #### 2. Address the Crawl Space Environment Your crawl space can be a source of problems that affect not only the foundation but your entire home’s health. **✅ Check for Moisture and Standing Water:** A damp crawl space is a breeding ground for mold, mildew, and pests. Use a flashlight to check for signs of moisture, water stains on the walls, or standing water on the ground. A musty smell is also a clear sign of a moisture issue. **✅ Evaluate Ventilation and Insulation:** Proper ventilation in the crawl space is critical for moisture control. Ensure all vents are clear of debris and are working correctly. Also, check the insulation on your pipes and between your floor joists. Damaged or missing insulation can lead to frozen pipes and higher energy bills. **✅ Consider Crawl space Encapsulation:** For long-term moisture control, crawl space encapsulation is an excellent solution. This involves installing a heavy-duty vapor barrier on the floor and walls of the crawl space, which seals out moisture and improves air quality throughout your home. **Categories:** Homeowner Tip --- ### [Partnership with the Detroit Tigers](https://foundationrest.com/news/partnership-with-the-detroit-tigers/) **Published:** March 27, 2026 **Author:** basic@hunchfree.com **Content:** There’s an electric energy that only exists in Detroit. Even well-built homes in Michigan are vulnerable to water intrusion. Here are the most common ways it happens: - **Foundation Cracks:** Soil shifting or settling around your home can create [cracks in foundation walls or floors](/services/foundation-repair/). These small gaps are easy entry points for groundwater - **Cove Joints:** The space where the basement floor meets the wall (called a cove joint) is naturally prone to seepage, especially after heavy rain. - **Hydrostatic Pressure:** When the soil around your home becomes saturated, it pushes water toward your foundation with intense pressure, forcing it through any vulnerable points. - **Poor Drainage:** If your gutters, downspouts, or [landscaping direct water toward your foundation](/expert-insight/landscaping-and-your-foundation/) instead of away from it, your basement becomes more likely to flood. - **Field drainage system:** Most homes have an original drainage system that runs the perimeter of their home. Most homes have an original drainage system that runs the perimeter of their home. It is a perforated pipe covered in gravel. Overtime the water soaks through the soil, eventually dragging the soil down into the original drainage system, much like an hourglass. Once the drainage system is filled with sediment it no longer accommodate the water and the water will build up in the Claiborne grading hydrostatic pressure on your foundation. The state of Michigan has a disclosure law known as the [Seller Disclosure Act](https://www.legislature.mi.gov/documents/mcl/pdf/mcl-Act-92-of-1993.pdf) which require sellers to disclose basement leaks. As a result, most banks will not finance the purchase of the home until the repairs are made. ### The “Clay Bowl Effect” in Michigan [ ![basement failed drainage](https://foundationrest.com/wp-content/uploads/2026/04/basement-failed-drainage.jpg) ](https://foundationrest.com/wp-content/uploads/2026/04/basement-failed-drainage.jpg) Click the above image for the full view. After excavation, during construction, the loose soil that’s backfilled around your foundation creates a bowl-shaped area that traps water, putting pressure on your basement walls. As water soaks through the backfill zone, the water will seep through the soil and over time drag sediment down into the drain tile eventually clogging and making the drainage inoperable. According to [Michigan State University](https://www.canr.msu.edu/resources/soil_association_map_of_michigan_e1550) and the U.S. Department of Agriculture’s Soil Conservation Service, the soil in Southeast Michigan is a mixture of loamy or clay soils, making homes even more susceptible to this “clay bowl effect,” which is why waterproofing in this region can be so essential for many homeowners. ### Waterproofing Solutions That Last At Foundation Restoration, we offer interior and exterior waterproofing solutions, including: - French drains - Interior drainage - Exterior drainage - Above footing drainage - Cove joint drainage - Trench drains We proudly serve Southeast Michigan and parts of Ohio, bringing peace of mind to homeowners across the region. Here are a few factors homeowners should be aware of: - **Poor drainage or grading** can lead to water pooling near your foundation or crawlspace. Over time, this moisture can seep into your basement or create mold-prone environments, potentially compromising structural integrity and indoor air quality. - **Large trees or aggressive root systems** planted too close to the home may grow toward the foundation, looking for water. This can disrupt the soil’s moisture content, leading to soil shrinkage during dry periods or expansion when moisture returns, thereby causing movement and stress on walls or slabs. - **Heavy or clay-rich soils**, common in Southeast Michigan, tend to hold water, which expands and contracts with changing moisture levels. This can potentially lead to shifting or [cracking foundations](/services/foundation-repair/) and costly repairs. [ ![sloping yard bad for foundations](https://foundationrest.com/wp-content/uploads/2026/04/sloping-yard-bad-for-foundations.png) ](https://foundationrest.com/wp-content/uploads/2026/04/sloping-yard-bad-for-foundations.png) Click the above image for the full view. ### Practical Tips to Protect Your Home While every home is different, here are a few general tips to help reduce the risk of landscaping-related damage: - **Ensure proper slope:** Soil should slope away from your home to encourage drainage. - **Watch your watering habits:** Automatic sprinkler systems should be set to avoid overwatering near the foundation. - **Choose plants wisely:** Opt for shrubs or trees with less invasive root systems and avoid planting large trees too close to your home. - **Keep gutters and downspouts clear:** Make sure downspouts direct water at least 6 feet away from your home. If you’re noticing standing water near your foundation, musty smells in your basement, cracking walls, or sloping floors it might be time to speak with a professional. Addressing these issues early can prevent more extensive and costly damage down the line. We provide both passive and active resistance systems designed to permanently stabilize your basement walls while addressing the unique needs of your home. Our solutions include [wall anchors](/solutions/wall-anchors/), [vertical steel I-beams](/solutions/i-beam-braces/), [carbon fiber straps](/solutions/carbon-fiber-wall-straps/), and other engineered repair solutions tailored to specific structural conditions. With years of experience evaluating foundation movement and wall failure, our team specializes in all wall bracing methods and will recommend the most effective solution to restore the stability and protect your home for years to come. These solutions are vital structural interventions designed to permanently stabilize bowing basement walls against intense lateral soil pressure. When outside soils saturate and expand, hydrostatic pressure forces foundation walls inward, causing sever cracking and leaning. Repairing these walls halts this dangerous movement immediately. By reinforcing the structure and stopping wall movement, these systems prevent new cracks from forming and existing ones from widening, securing the home’s foundation and allowing for a permanent solution. **Tags:** Wall Braces --- ### [Carbon Fiber Wall Straps](https://foundationrest.com/solutions/carbon-fiber-wall-straps/) **Published:** June 3, 2026 **Author:** basic@hunchfree.com **Content:** Carbon fiber straps are a passive wall reinforcement system used to stabilize bowing and deflecting block foundation walls. Over time, lateral soil pressure can cause foundation walls to crack and move inward. Carbon fiber straps help reinforce weakened sections of the wall and resist further movement, but they are not designed to straighten the wall or move it back into its original position. At Foundation Restoration, carbon fiber straps are typically installed alongside active force resistance systems such as wall anchors or Sampson Braces (steel I-beams). While the anchors or braces provide the primary structural support needed to counteract soil pressure, carbon fiber straps add supplemental reinforcement between these systems, helping distribute loads and strengthen the wall. Carbon fiber straps are often used when site conditions limit the installation of traditional active repair methods or when additional reinforcement is needed as part of a comprehensive stabilization plan. Installed with high-strength structural epoxy, the straps create a permanent bond to the foundation wall while maintaining a low-profile appearance. When professionally installed, carbon fiber straps provide long-term reinforcement that helps prevent further inward movement and enhances the overall stability of the foundation wall. **Tags:** Wall Straps --- ### [I-Beam Braces](https://foundationrest.com/solutions/i-beam-braces/) **Published:** June 2, 2026 **Author:** basic@hunchfree.com **Content:** Foundation walls are designed to withstand the weight of your home, but over time they can become overwhelmed by the pressure of the soil surrounding them. Expansive clay soils, poor drainage, hydrostatic pressure, and repeated freeze-thaw cycles can all place tremendous force against a foundation wall. As this pressure builds, walls may begin to bow inward, lean, crack, or deflect from their original position. Sampson Braces, also known as vertical steel I-beams, are a proven solution for stabilizing foundation walls that have experienced inward movement. Unlike repairs designed for isolated cracks, Sampson Braces are intended for walls that have deflected or they are showing signs of structural movement. The heavy-duty steel beams are installed vertically against the interior surface of the wall and secured to the home’s framing system above and to the stable footing below. This creates a rigid reinforcement system that helps resist continued inward pressure and prevents the wall from moving further. Professional installation is critical to the effectiveness of any wall stabilization system. Proper beam spacing, anchoring, load distribution, and wall evaluation all play an important role in ensuring the system performs as intended. At Foundation Restoration, our specialists carefully assess the condition of each foundation wall and install Sampson Braces according to proven structural repair methods designed to provide long-term stability. Sampson Braces are often recommended when a wall has progressed beyond simple cracking and is exhibiting measurable bowing, leaning, or deflection. While they are highly effective at stopping further movement, the primary goal of the system is stabilization rather than returning the wall to its original position. By preventing additional displacement, the system helps protect the structural integrity of the foundation and reduces the risk of more extensive damage in the future. The result is a stronger, safer foundation wall that is permanently reinforced against continued soil pressure, providing homeowners with confidence that their home is protected for years to come. **Tags:** I-Beam --- ### [Wall Anchors](https://foundationrest.com/solutions/wall-anchors/) **Published:** May 21, 2026 **Author:** basic@hunchfree.com **Content:** Wall anchors are a permanent structural stabilization system designed to stop basement walls from bowing, cracking, and shifting inward. Over time, excessive soil pressure outside the foundation—often caused by poor drainage, saturated soils, or freeze-thaw cycles—can place tremendous force against basement walls. As this pressure increases, walls may begin to lean, crack, or bow inward, compromising the structural integrity of the home. At Foundation Restoration, we professionally install heavy-duty wall anchor systems to stabilize and reinforce affected foundation walls. The system consists of a steel anchor plate mounted to the interior wall, connected by a high-strength steel rod to an earth anchor embedded deep within stable soil beyond the foundation. By carefully tightening and adjusting the system, we use the stability of the virgin soil to counteract the pressure from the expansive backfilled soil; helping restore it toward its original position. Proper installation is critical to the long-term performance of a wall anchor system. Our experienced team ensures each anchor is strategically placed, properly tensioned, and installed according to engineered standards to provide lasting stability. The result is a stronger, safer foundation that helps prevent further wall movement and protects your home’s structural integrity for years to come. **Tags:** Wall Anchors --- ### [Interior Drainage Systems](https://foundationrest.com/solutions/interior-drainage-systems/) **Published:** May 21, 2026 **Author:** basic@hunchfree.com **Content:** Water around your foundation can create significant pressure against basement walls and floors. As the surrounding soil becomes saturated, groundwater naturally seeks the path of least resistance, often leading to water seepage, foundation cracks, and wet basement conditions. Over time, this pressure can contribute to structural movement and costly foundation damage. At Foundation Restoration, our interior drainage systems are designed to safely manage groundwater before it becomes a problem. Installed beneath the basement floor along the interior perimeter, the system consists of a perforated drain pipe surrounded by clean, washed gravel. This allows groundwater and wall seepage to be collected efficiently and directed to a sump pump system or other point of discharge, where it is safely directed away from the home. By continuously collecting and removing water, an interior drainage system helps relieve hydrostatic pressure around the foundation. This reduces the risk of water intrusion, helps protect foundation walls from unnecessary stress, and creates a dry, usable basement environment. Many homeowners are surprised to learn that an interior drainage system is often the preferred long-term waterproofing solution. Unlike exterior excavation, which can require extensive digging around landscaping, driveways, patios, porches, and decks, an interior system addresses water at its point of entry without disrupting the exterior of the property. It also avoids many of the risks associated with disturbing existing soil conditions around the foundation. When professionally designed and installed, an interior drainage system provides reliable, long-term protection against basement water intrusion while helping preserve the stability and integrity of your home’s foundation. Every home is different, which is why a thorough inspection is essential to determine the most effective waterproofing solution for your specific situation. **Tags:** Interior Drainage Systems --- ### [Sump Pump](https://foundationrest.com/solutions/sump-pumps/) **Published:** May 20, 2026 **Author:** basic@hunchfree.com **Content:** A sump pump is one of the most important components of a dry and protected basement or crawlspace. Its job is simple but critical: collect and remove groundwater before it has the opportunity to enter your home and cause water damage. Installed in the lowest point of the basement or crawlspace, a sump pump automatically activates when water levels rise, safely discharging groundwater away from the foundation. Homes that experience water seepage, damp walls or floors, musty odors, elevated humidity levels, or flooding after heavy rain are often excellent candidates for a professionally installed sump pump system. Without a reliable method of removing groundwater, moisture can accumulate around the foundation, increasing the risk of water intrusion, mold growth, and structural damage. At Foundation Restoration, we design sump pump systems to provide dependable, year-round protection. Our solutions may include high-performance primary sump pumps, sealed sump pit lids, properly engineered discharge systems, and battery backup protection customized to your home’s specific needs. Together, these components work to keep water moving away from your foundation and out of your home. For homeowners seeking the highest level of protection, we also offer advanced battery backup systems equipped with industry-leading monitoring technology. In the event of a power outage or primary pump failure, the backup system automatically takes over to keep your basement protected. In addition, real-time monitoring and smartphone alerts allow you to check the status of your system anytime, from anywhere. Whether you’re at work, traveling, or simply away from home, you’ll have confidence knowing your basement is being monitored 24 hours a day. A professionally installed sump pump system doesn’t just remove water—it provides lasting protection for your home, your belongings, and your peace of mind. **Tags:** Sump Pumps --- ### [Iron Ochre Treatment](https://foundationrest.com/solutions/iron-ochre-treatment/) **Published:** May 21, 2026 **Author:** basic@hunchfree.com **Content:** Iron ochre is a common issue in many homes and can become a serious threat to the performance of a basement waterproofing system. This reddish-brown sludge forms when naturally occurring iron bacteria in the soil or groundwater interact with oxygen and dissolved iron. The result is a thick, sticky buildup that can clog drainage systems, restrict water flow, and place additional strain on sump pumps and other waterproofing components. Homeowners often notice iron ochre as a rust-colored slime or residue that may be accompanied by a sulfur-like odor. Left untreated, it can accumulate inside sump pits, drain tiles, and foundation drainage systems, reducing their effectiveness and increasing the risk of water intrusion. At Foundation Restoration, we use a specialized powder-based treatment designed to break down iron ochre and other biological buildup within the drainage system. Once applied to the sump pit and drainage network, the treatment works to eliminate existing buildup and restore proper water flow. The product we use is 100% biodegradable and environmentally safe, making it an effective solution for maintaining a healthy basement environment. Because iron ochre can continue to develop over time, regular maintenance is essential for long-term waterproofing performance. That’s why Foundation Restoration installs clean-out ports on all new drainage systems whenever possible. These access points allow for easier inspection, cleaning, and maintenance, helping ensure your drainage system continues operating at peak efficiency. With years of experience addressing iron ochre and the unique challenges it creates, Foundation Restoration has the knowledge and tools to keep your drainage system clear, your waterproofing system functioning properly, and your basement protected from unwanted water intrusion. **Tags:** Iron Ochre --- ### [Exterior Membrane](https://foundationrest.com/solutions/exterior-membrane/) **Published:** May 21, 2026 **Author:** basic@hunchfree.com **Content:** One of the most effective ways to protect a foundation is to stop water before it ever reaches the foundation wall. That’s why an exterior membrane solution is considered one of the most comprehensive solutions available for basements and foundations. Over time, water-saturated soil surrounding a home can place tremendous pressure against foundation walls. This hydrostatic pressure forces moisture against the concrete, which can lead to water seepage, foundation cracks, structural deterioration, and basement leaks. Without proper protection, these problems often worsen as the home ages. At Foundation Restoration, our exterior membrane system creates a durable barrier between the foundation and the surrounding soil. The process typically begins with the application of a thick asphalt-based coating directly to the exterior foundation wall. We then install a high-density polyethylene membrane that provides an additional layer of protection against moisture intrusion. Depending on the project’s needs, a 2-inch rigid foam insulation board may also be installed to provide added protection. Together, these materials form a continuous shield that prevents groundwater from penetrating the foundation wall. When combined with a properly designed exterior drainage system, water is safely redirected away from the home before it can create pressure against the structure. The result is a foundation that remains protected from moisture damage, cracking, and long-term deterioration. By addressing water on the exterior of the home, this system helps preserve the foundation while providing homeowners with a dry, healthy, and protected basement for years to come. **Tags:** Exterior Membrane --- ### [Crack Injection](https://foundationrest.com/solutions/crack-injection/) **Published:** May 21, 2026 **Author:** basic@hunchfree.com **Content:** Foundation cracks are one of the most common entry points for water in a basement. Over time, pressure from surrounding saturated soil outside of your home will force groundwater against the foundation walls. This pressure, known as hydrostatic pressure, can cause cracks to develop in the concrete, creating a direct path for water to enter your basement. At Foundation Restoration, we use professional crack injection techniques to permanently seal these openings and stop water intrusion at its source. Our process involves installing specialized injection ports along the crack and injecting high-pressure polyurethane deep into the fracture. The material expands throughout the entire crack, filling all hidden voids and creating a watertight seal from the inside out. When performed correctly, crack injections provide a long-lasting solution that protects your basement and helps maintain a dry living space. With professional installation from Foundation Restoration, homeowners can have confidence that foundation cracks are permanently repaired and protected against future water intrusion. **Tags:** Crack Injection --- ### [Correct Force Jacks](https://foundationrest.com/solutions/correct-force-jacks/) **Published:** May 21, 2026 **Author:** basic@hunchfree.com **Content:** Correct Force Jacks are an essential structural support solution designed to stabilize and restore sagging floors in crawlspaces and basements. Over time, homes can experience settlement, shifting soils, excessive structural loads, or moisture-related deterioration that weakens floor joists, support beams, and other load-bearing components. As these structural elements begin to fail, homeowners often notice uneven or bouncy floors, sticking doors and windows, wall cracks, and other signs of movement throughout the home. Installing Correct Force Jacks provides a reliable and long-term solution by transferring the weight of the home to stable support points beneath the structure. Each jack is engineered to provide substantial load-bearing capacity while allowing for precise adjustments to help raise and stabilize sagging floor systems. By restoring proper support to weakened beams and joists, Correct Force Jacks help return structural integrity to the home and prevent further settlement or damage. At Foundation Restoration, every Correct Force Jack installation begins with a thorough evaluation of the home’s structural conditions. Our team installs the jacks on properly prepared concrete footings designed to distribute the home’s weight evenly and prevent future movement. Each support jack is carefully positioned beneath the affected beams and adjusted with precision to provide the exact amount of support required. This professional installation process ensures that the load is transferred safely and effectively without causing additional stress to the structure. The benefits of Correct Force Jacks extend beyond simply lifting floors. Proper structural support helps protect walls, ceilings, doors, windows, and flooring from continued movement and damage. Homeowners gain peace of mind knowing their home framework is properly reinforced and capable of supporting the structure for years to come. **Tags:** Correct Force Jacks --- ### [Support Beam & Joist Repair](https://foundationrest.com/solutions/support-beam-joist-repair/) **Published:** May 21, 2026 **Author:** basic@hunchfree.com **Content:** Structural support beams and floor joists are the backbone of your home, carrying the weight of the floors, walls, and roof above. When these critical components become damaged, the stability and safety of the entire structure can be compromised. One of the most common causes of structural deterioration in a crawlspace is excessive moisture and high humidity levels. When wood is continuously exposed to damp conditions, it absorbs moisture and becomes vulnerable to rot, fungal growth, and insect damage. Over time, wooden support beams and floor joists can weaken, sag, crack, or lose their ability to properly support the home. This often leads to uneven floors, bouncing or soft spots, sticking doors and windows, drywall cracks, and other signs of structural settlement. At Foundation Restoration, we address these issues by repairing or reinforcing damaged structural components using proven, long-term solutions. Rotted or compromised floor joists are repaired or replaced with new material designed to restore the joist’s original strength and load-bearing capacity. For larger structural concerns involving main support beams, we install, repair, or replace wood beams, engineered beams, steel beams, or structural support columns depending on the specific needs of the home. These systems are carefully installed and adjusted to help restore proper floor elevation while helping prevent further structural movement. By repairing damaged beams and joists the right way, we help ensure your home remains safe, stable, and protected for years to come. **Tags:** Support Beams --- ### [Encapsulation](https://foundationrest.com/solutions/encapsulation/) **Published:** May 21, 2026 **Author:** basic@hunchfree.com **Content:** A crawlspace encapsulation system is one of the most effective ways to protect your home from moisture damage, poor air quality, energy loss, and structural deterioration. At Foundation Restoration, our crawlspace encapsulation process combines advanced insulation and moisture control solutions to create a clean, dry, healthy, and energy-efficient environment beneath your home. Our encapsulation system begins with a comprehensive three-layer insulation approach designed to maximize energy efficiency, improve indoor comfort, and protect your home’s structure. This advanced insulation system can help homeowners reduce heating and cooling costs by up to 40%. The process starts with the installation of 2-inch rigid insulation board along the crawlspace perimeter walls. This creates a thermal break between outdoor temperatures and your crawlspace, helping keep your home warmer during the winter and cooler during the summer months. Next, we install a sealed bond cavity system that eliminates gaps, cracks, and air leaks. By sealing these openings, we help prevent cold drafts, moisture intrusion, and unwanted pests from entering the crawlspace and impacting the living spaces above. To complete the insulation package, we install high-performance R-30 insulation, providing an additional layer of thermal protection. This helps maintain more consistent temperatures throughout your home while reducing the workload on your heating and cooling system. Once the crawlspace is properly insulated, we complete the encapsulation process with the installation of our premium 90-mil thick vapor barrier. This heavy-duty liner is designed to create a permanent protective barrier between your home and the earth below. Unlike thinner materials commonly used throughout the industry, our 90-mil vapor barrier is exceptionally durable, non-permeable, and antimicrobial. Moisture from the soil cannot penetrate through the liner, helping eliminate the conditions that allow mold, mildew, and harmful bacteria to thrive within the crawlspace. Because up to 50% of the air inside your home can originate from the crawlspace, controlling moisture at its source is critical. By sealing the crawlspace floor and foundation walls with our vapor barrier system, we help prevent excessive humidity from entering your home, improving indoor air quality and creating a healthier environment for your family. Our antimicrobial vapor barrier also helps protect the structural components of your home by reducing the risk of wood rot, mold growth, and moisture-related deterioration. The bright white finish reflects light throughout the crawlspace, creating a cleaner appearance while making future inspections and maintenance easier. The result is a fully encapsulated crawlspace that provides long-term protection against moisture intrusion, improved indoor air quality, enhanced energy efficiency, lower utility bills, increased comfort, and lasting protection for your home’s foundation and structural components. With Foundation Restoration’s crawlspace encapsulation system, homeowners gain peace of mind knowing their home is protected from the ground up. **Tags:** Encapsulation --- ### [Foundation Wall Repairs](https://foundationrest.com/solutions/foundation-wall-repairs/) **Published:** May 21, 2026 **Author:** basic@hunchfree.com **Content:** Foundation wall repairs using wall anchors are the preferred method for restoring structural integrity to bowing basement walls. When external soil saturation exerts immense lateral pressure, walls will crack, bow, and lean inward, compromising the structural integrity of a basement wall. While carbon fiber straps can effectively stabilize a wall in some cases by locking it in place to prevent further movement, they cannot correct the structural bowing that has already occurred. Wall anchors are the most effective method of stabilizing a bowing wall, by providing active resistance and enabling the wall to be pulled back to plumb. By connecting interior steel plates to heavy-duty earth anchors driven deep into stable yard soil, this system leverages external stable strata. Tightening the anchor rods pulls the wall back toward its original straight position. This movement closes structural cracks, and gives your basement wall the structural integrity it needs, thereby providing a permanent solution for your home. **Tags:** Foundation Wall Repairs --- ### [Crawl Space Insulation](https://foundationrest.com/solutions/crawl-space-insulation/) **Published:** May 21, 2026 **Author:** basic@hunchfree.com **Content:** Insulation is one of the most important components of a properly encapsulated crawlspace. Poor soil conditions, improperly constructed foundations, hydrostatic pressure, age-related deterioration, and structural failure are just a few of the common causes. Regardless of the reason, a stable foundation is essential to the safety, integrity, and long-term health of any home. Foundation replacement is one of the most complex structural services a homeowner can face. While many contractors can pour a new foundation for new construction, replacing an existing foundation beneath a home that is already built requires an entirely different level of expertise. It demands a thorough understanding of structural loads, bearing points, engineering principles, and the specialized techniques required to safely support a home while the foundation is removed and rebuilt. At Foundation Restoration, foundation replacement is a specialty service that we take great pride in performing. Our team has the experience, equipment, and technical knowledge necessary to safely support homes during the replacement process while minimizing disruption and maintaining structural integrity every step of the way. ### Why Foundations Need Replacement In most cases, foundation repairs are sufficient to stabilize a structure. However, when a foundation has experienced severe deterioration or widespread structural failure, replacement may be the most practical and effective long-term solution. Common reasons for foundation replacement include: - Severely deteriorated block foundations - Crumbling mortar joints - Foundation walls that have shifted beyond repair - Extensive water damage and structural decay - Poor original construction methods - Significant settlement caused by unstable soils - Multiple failed repair attempts - Structural instability that threatens the safety of the home Our team performs a thorough evaluation to determine whether repair or replacement is the best solution for your specific situation. #### The Foundation Restoration Difference Very few companies in Michigan specialize in foundation replacement. The process requires careful planning, precise calculations, and extensive experience supporting existing structures while critical components are removed and reconstructed. **Tags:** Foundation Raising --- ### [Helical Pier Foundation Stabilization](https://foundationrest.com/solutions/helical-piers/) **Published:** May 21, 2026 **Author:** basic@hunchfree.com **Content:** Helical piers are engineered steel foundation supports designed to permanently stabilize and, in many cases, lift foundations that have settled due to poor soil conditions. In Michigan, foundation settlement is often caused by soils that expand and contract with changes in moisture levels. Extended dry periods, poor drainage, erosion, or inadequate soil compaction can all lead to movement beneath a home’s foundation. As the supporting soil loses its ability to bear the weight of the structure, the foundation may begin to settle. Common warning signs include foundation cracks, bowing walls, uneven floors, sticking doors and windows, and gaps around interior finishes. Left unaddressed, settlement can continue and compromise the structural integrity of the home. Helical piers provide a permanent solution by transferring the weight of the structure away from unstable surface soils and onto deeper, load-bearing strata. Each pier consists of a heavy-duty steel shaft with helical plates that are mechanically advanced into the ground until engineered load capacities are achieved. Once the piers are installed, specialized foundation brackets are secured to the footing, allowing technicians to hydraulically lift and stabilize the structure. In many cases, this process can recover a significant portion of the foundation’s original elevation, reducing structural stresses and helping close cracks and gaps that developed as the home settled. At Foundation Restoration, our helical pier systems are designed to stop further settlement, protect your investment, and provide long-term structural stability. By anchoring your home to competent soil or bedrock beneath the problem soils, helical piers deliver a permanent foundation repair solution you can trust. ### Signs Your Home May Need Helical Piers - Stair-step cracks in brick or block walls - Cracks in drywall or plaster - Uneven or sloping floors - Sticking doors and windows - Separation between walls, ceilings, and floors - Foundation walls that have shifted or settled - Gaps around exterior trim or masonry When foundation settlement threatens your home, Foundation Restoration has the expertise, engineering knowledge, and specialized equipment to restore stability and protect your home’s future. **Tags:** Helical Piers --- ### [Dehumidifiers](https://foundationrest.com/solutions/dehumidifiers/) **Published:** May 21, 2026 **Author:** basic@hunchfree.com **Content:** Maintaining proper humidity levels is essential to protecting your home and the health of your family. Excess moisture in a basement or crawlspace can create the perfect environment for mold, mildew, and structural deterioration, leading to costly repairs and poor indoor air quality. When indoor humidity levels rise above 60%, conditions become favorable for mold growth. As humidity levels continue to increase, the risk of mold and mildew expansion grows significantly. Prolonged exposure to excessive moisture can eventually cause wooden floor joists, beams, and other structural components to weaken, rot, and deteriorate over time. At Foundation Restoration, our whole-home dehumidification systems are designed to maintain healthy humidity levels throughout your basement or crawlspace, helping to protect the structural integrity of your home while creating a cleaner, healthier living environment. Our high-performance dehumidification systems can remove up to 100 pints of moisture from the air each day, dramatically reducing excess humidity and helping prevent mold, mildew, musty odors, and moisture-related damage. By controlling humidity at the source, our systems improve indoor air quality, increase comfort, and provide year-round protection for your home and family. With a professionally installed dehumidification system from Foundation Restoration, you can enjoy greater peace of mind knowing your home is protected from the damaging effects of excessive moisture while maintaining a healthier environment for years to come. **Tags:** Dehumidifiers --- ### [Vapor Barriers](https://foundationrest.com/solutions/vapor-barriers/) **Published:** May 21, 2026 **Author:** basic@hunchfree.com **Content:** A high-quality vapor barrier is one of the most effective ways to protect your home from moisture-related problems. At Foundation Restoration, we install a durable 90-mil polyethylene vapor barrier designed to create a long-lasting barrier against moisture intrusion in basements and crawlspaces. By sealing off the earth below your home, our vapor barrier helps prevent excess moisture from entering the living environment, reducing the risk of mold growth, mildew, wood rot, and other conditions that can compromise your home’s structural integrity. Keeping moisture under control also helps improve indoor air quality and creates a healthier environment for you and your family. Our vapor barrier features antimicrobial properties that help resist mold and mildew growth on the surface of the material, providing an added layer of protection in damp environments. In addition, the barrier is non-permeable, meaning it blocks moisture vapor, soil gases, and other contaminants from passing through and entering your home. The result is a cleaner, drier, and more energy-efficient space beneath your home, helping protect your investment while creating a safer and more comfortable living environment for years to come. **Tags:** Vapor Barriers --- ## Staff ### [Jeffrey Laurie](https://foundationrest.com/staff/jeffrey-laurie/) **Published:** September 29, 2026 **Author:** basic@hunchfree.com **Content:** Jeffrey Laurie brings more than 25 years of experience in the construction industry.
